Modified Bitumen is one of the most durable commercial roofing products available. That makes it ideal for high traffic areas, or areas heavy with equipment. A thicker system, it is often ideal for metal-to-membrane applications where there may be more building movement.
Often called Mod-Bit, Modified Bitumen is an advancement in asphalt flat roofing systems. It can be installed as a cold adhesive, heat welded, or as hot asphalt.

EPDM - Ethylene Propylene Diene Monomer

EPDM is the most frequently used roofing material in the country, having been used for over 40 years on low-slope commercial properties. The rubber roofing membrane is appealing to many contractors and architects because of is versatility, availability and the environmental benefits. Perhaps its most popular feature is its cost effectiveness. It serves across the country and stands up to the kinds of weather extremes experienced from summer to winter. We're Carlisle Certified Applicators, giving us access to the finest EPDM available, along with exceptional product training.
EPDM is chemically designed to stretch, then return to its original shape. This elasticity helps it last for decades. It comes in a variety of thickness, widths and lengths to help installation managers get the best fit for each project. EPDM can be installed nearly year-round, and on almost every degree of slope.

While EPDM is hail resistant and wind resistant, it can be damaged. Thankfully, it's easily repaired and restored even years down the line. We simply have to wash it and apply the repair material.
EPDM historically has one of the lowest costs per square foot, whether it's ballasted, mechanically fastened or full adhered. The ease of repair and modification when the building structure changes gives it even greater value.

TPO

The industry's most popular roofing system is TPO, which offers a white reflective surface that helps keep your commercial property cool. Thermoplastic Polyolefin is designed to resist heat and chemical damage caused by the elements. It truly is a revolutionary roofing material, and it's rapid growth in the market is a testament to its versatility.

Created to offer all the advantages of PVC without the limitations, the material also wound up offering an even better value, especially in the long run. The chemical structure of TPO offers tremendous flexibility even in extreme cold, making it more hail and wind resistant than its PVC cousin.
TPO can also be heat welded, forming a single seam that prevents water leakage. It's light, reflective coloring is heat resistant, offering some buildings an immediate 10%-20% reduction in heating and cooling costs.

At Elbert, we use two of the best TPO products available, Carlisle and GAF, giving our customers more options to meet their specific needs.

Commercial Roof Coatings

Roof coatings are ideal for extending the life of existing roofing systems like TPO, EPDM, and built up roofing systems. When the membrane surface of a flat-roof has been affected by normal usage and wear, but it is still in sound condition, applying a coating is a cost effective alternative to a full roof tear-off and replacement.

At Elbert, our certified installers use industry best practices to make sure the coating goes on at the right thickness, assuring an evenly cured coating that will cover every inch of your low-slope commercial roofing system. We also use industry leading products like GACO and GAF to ensure the best results.

Roof coatings from Elbert even come with extended warranties, including both material and labor, giving you piece of mind.
